VICTORIAN REVIVAL
The restoration of this house was a major undertaking. Like many old villas, it had been converted into two flats and had had little maintenance done over a number of years. Water had been seeping down the hill and under the house, and the concrete foundation walls and boundary retaining walls were cracked and broken. The floor level had dropped 140mm in places.
However, the location and views made it an exciting challenge. An extensive excavation of the front of the property and 4000 concrete blocks held the house up again. A complete rebuild of the inside with a revised floor plan, including a new kitchen extension at the rear of the house, new windows, new insulation, new linings and new bathrooms restored the house for another 100 years to come.
This project was built by Planit Construction who entered it into the Master Builders Renovation of the Year award 2017. The project went on to win the National Supreme award for a renovation in New Zealand in 2017, as well as the Local Supreme awards for best kitchen, bathroom and craftsmanship.
